00:14:53 [email protected]: I found a motivated seller - his wife is ill and needs the money to care for her. asking 325k willing to go lower, new roof, well cared for home 3 bdrm- 3bath, not willing to do "owner finance" because he needs the money. I thought to "buy it" so I could move in... (original thought) buy it by borrowing via private lender, paying owner 30 % of home purchase price, offering him 290k or less, be a co-owner with investor, build my "credit" to later qualify for a loan directly to purchase the home outright within a year. otherwise sell the home, paying the owner the rest due to him, and splitting the profits with the private money lender or rent it out with continuous income, pay off the private lender or keep private lender into the future. Any thoughts?
