PMA 2/5/25

Feb 06, 2025

Jay and his team are joined by Collin Taylor from Inspira Financial (formerly Quest Trust) to discuss how self-directed IRA accounts can be used to invest in real estate deals.

[Below is the replay from the live Zoom call chat.]

00:02:43 Ashley: Questions from Google Form:
00:02:58 Ashley: Steven Platt: How can I get students who raise Private Money Lenders to direct them to me to invest it for them. Any Home is offering private lenders 12% annual returns. Length of loan is only for 6 months, but if we close a deal in three months, we will still pay the lenders 6% for the use of that money, and to reinvest it again to compound it at 12% interest rate. If a deal is completed in three months, every 3 months for a year, the investor could make up to 24% compounded returns on their funds.
00:03:17 Ashley: Gerald Price: "Instead of having a syndication to acquire an extremely large project and to run that project I’ve been searching and ran across the process of multiple lender promissory notes and multiple lenders deeds of trust that puts more control into the hands of the borrower and I would like to offer more information on this project in California central California that is offering hug valuations on improved property once they become subdivided and offered. When Ron Legrande introduce me to you after I was told to talk with Trish which sent me on a long journey around the world and now I know for a fact that Mr Jay Conner has the answers I’ve been searching for. And, yes I would like to propose the offer of getting private lenders for my project which all information can be sent immediately upon request
00:03:33 Ashley: Alphonso Oates: What type of presentation or system of tools (i.e. excel spreadsheet) do you use to explain deals to private investors?
00:04:25 Gail Perry Grinkevich: QQQ I'm inheriting my fathers IRA which is presently invested in stocks. I'm looking to convert it to a SDIRA so I can pay the taxes upfront and invest it into real estate. Am I correct if the taxes are paid upfront that the income generated from that real estate investment will be tax exempt?
00:05:32 Ashley: 252-808-2927
00:05:39 Ashley: [email protected]
00:05:59 Kay Peck PhD TX CAHP: How do you use a roth selfdirected ira to purchase part of a project if you hard money lender says no because they have no recourse to an IRA account

00:17:14 Daniel V Mang: Want to connect with a Roth IRA expert.
00:20:31 Daniel V Mang: Also need a good custodian company. Inspira Financial is down in service. No one pick up the phone. It takes two days to respond a simple question. They may be in transition. But it needs to get better.
00:23:37 Keith Goforth | FinLend.io: Reacted to "Also need a good cus..." with πŸ‘
00:27:53 James Cook: I don't have any kind of IRA right now. If I decide to open a self directed IRA is there a limit to how much money that I can put in there? I'm 68 now.
00:32:03 Robert Adriana: Replying to "I don't have any kin…"

No, $7000 if you are over 50 years old.
00:36:00 iPhone: I had rolled over my 401k into a self directed account and have loan out on a real estate investment to a investor on her deal
It is were I got 3% up front then 12% interest rate for 12 months

now it’s 8 months, I know I won’t get paid till the 12 months

Question do I have to pay taxes on the rollover amount?
And on the 3% up front payment I got from the investor?
00:36:16 Robert Adriana: Replying to "I don't have any kin…"
Ok I’m 39 so that’s probably why I fall under $6000 and thank you because if I’m gonna to let people know I need the correct numbers to teach
