00:55:03 Win Ridley: Thank you Jay. We had a very good first experience with a loan broker and went back to him for a second round of financing on a refinance with cash out. This experience has been the opposite of the first. After more than a month we just found out the name of the mortgage company and title company, we still don't have a rate locked in, and we don't have a closing date. We need a network of private lenders.
